PROPERTY INFORMATION:
#This loft was bought and built from obra negra (just walls) by Mexico City architect Valentina Deffis. All natural finishes and materials were used throughout.Wherever possible walls were removed and replaced with large 6mm glass that pivots open to increase light and ventilation. The ceiling also includes 6 long vented above wall skylights that cast beautiful shadows and light on the walls year round. They contain recessed lighting that is perfect for night relaxation. One of the most prominent integral features is that all the walls and ceiling are done in the ancient stucco technique of pure limestone plaster by two men brought in from Veracruz. This technique is similar to Tadelakt and just as labor intensive. Yes it is all black ,we used charcoal for the pigment. You may think it makes the place look small but with all the additional light and massive patio door it is sexy and cozy. The walls are living breathing works of art made right from the soil from your backyard. The bedroom is delicious for sleeping in and movie night.CONSTRUCTIONDedicated 1100 L Rotoplas on roof next to private maintenance room containing the general filtration system, UV, Hard water ,hydraulic pumps and the gas pig. All sealed behind locking vented doors. There is an unhooked up sink on the counter for your future deck. All of the sub par electrical and plumbing installations from the original builder were removed and replaced with top of the line conduit and proper diameter Tubo Plus plumbing. Photos exist of all this on request.Worthy of mention that the Architect was on site everyday for 4 months supervising, working and doing quality controlWall to wall mesquite floors ethically sourced from highway projects. A specialist was brought in from Mexico city to do the finishing and natural oil finish. You may want to seal it with poly. It would pop more and be easier to care for but if you are on an echo trip, Feels great on your feet. The Porfido rock on the Veranda comes from the same ancient mine the street rock in SMA comes from. Previous owner/builder hand picked all the pieces digging through massive stacks of rocks for days. Stunning colors and many with fern fossils in them. The rock was finished in natural tung oil . On a fun note he lost 22 pounds carrying them up the three flights of stairs. There are electrical and gas stems on the patio for a future BBQ and small outdoor kitchen. All the marble in the bathroom comes from the local shop “Latitude” it is locally mined and is called “Negro Monterrey”.GLASSAll glass is 11 mm tempered double pane argon sealed to control noise and temperature. Two of the large windows pivot for air flow. All metal door frames and baseboards are primed and painted with high quality car Paint, 8 accordion doors 8.6 feet tall open 19 feet to one side making the house a beautiful indoor outdoor space. The canal guide the door sits in has 10 small drains that run under the veranda. One door contains a seperate opening with a screen.CARPENTRYKitchen cabinets with ALVIC panels and bloom hardwareHidden panel smeg fridge.2 burner gas smeg stoveVent skylight above. All doors and shelves are Shou Sugi Ban burnt wood finishDouble smeg sinkPurakor under sink reverse osmosis water filter systemKitchen has plenty of storage.LG washer dryer combo hidden in kitchen.San Gabriel granite countertops.BATHROOMGold BRIZZO fixtures throughout with a massive rain head and magic wand,Floating Bathroom vanity of black tinted oak with San Gabriel granite countertops,Custom gold backed mirror back lit.BROOM CLOSETCustom steel door with yellow/gold huge mirror that really gives the place a warm glow.BEDROOMCustom built floating closet with interior lights. Top cabinet opens to hide the mini split HVAC, Custom oak black stained bed frame with six under drawers and a back board, Top of the line new Sealy crown jewel king size bed.9 month old LG tv wall mounted .Dresser drawer next to bed.19th century distressed mirror above bed.ACCESSORIES AND EQUIPMENTTop of the line custom made electric Solair awning.Three electric solair semi opaque outdoor sun shades that block 90% of heat and UV.All mechanical systems for these shades are mounted on reinforced roof lines, from inside the apartment when everything is retracted the roof line is uninterrupted, It’s a nice detail.ACCORDION DOORBuilt by Lobo with great craftsmanship it is heavy but easy to move and secure. The thick glass provides a surprising amount of noise blocking. Was designed it to nest all on one side to maximize the opening and decrease clutter, When open and nested it takes up less than 20” of spaceELECTRICALAll the light switches are top of the line Italian “Bitcino”, flat black and elegant, some are dimmable.Shelves in the kitchen and dining alcove have lights as well as the closets and skylights. There are plenty well placed floor outlets for lamps on switches the desk and bed areas have USB outlets. The dining room lamp is an original decor that matches the bathroom wall sconces.MISCELLANEOUSThe two pots the Madagascar cactuss is in and the nopal in the glass are in custom made limestone stucco pots that the architect makes. There are switched buses on the veranda. There is a design for an easy rooftop access staircase that has not been installed, but the view from above is amazing. The hidden corner of the veranda would be perfect for a cabinet/kitchen.The purple wall was an experiment to see if the architect  could incorporate the ancient natural pigment cochineal derived from the bug that lives on prickly pear cactus with lime plaster stucco. It was incredibly hard to work with and in the end was decided it added a natural beauty that was more art than plaster. Please schedule an appointment to see this piece of art.
